Prosperity Developments chose us to deliver the full electrical, mechanical, plumbing, and ventilation (EMPV) package for the Broad Oaks residential development in Downham Market. This £6.5 million project spans more than 300 luxury homes, built in phases over three years.
Covering 30 acres, Broad Oaks offers a mix of one to four-bedroom homes, perfect for young professionals and families looking for modern, energy-efficient living in a safe, community-focused setting. Our team installed, and commissioned all EMPV services, ensuring full compliance with the latest Building Regulations and sustainability standards while maintaining a high-quality finish throughout. We worked closely with the architects and consultants to ensure that all installations met the highest standards of quality, safety, and compliance.

Scope of Work
Electrical Services
- Energy-Efficient Electrical Design – Installed all electrical infrastructure in accordance with Part P Electrical Safety and BS7671 regulations, ensuring full compliance and safe operation.
- Lighting & Power Distribution – Energy-efficient internal and external lighting, with socket outlets and switches positioned per Part M accessibility standards.
- Fire & Safety Systems – Mains-operated smoke detectors and carbon monoxide alarms, installed to BS5839 and BS EN 50291:2001 standards.
- EV Charging Infrastructure – Provision of dedicated electric vehicle charging points for every home, compliant with Part S of the Building Regulations.
- Smart Home & Connectivity – Installation of Wi-Fi infrastructure ensuring seamless internet access throughout all properties (Part R compliance).
Mechanical & Plumbing Services
- Heating & Hot Water – Installation of an Air Source Heat Pump (ASHP) heating system, with underfloor heating on the ground floor and radiators on the first floor, ensuring a consistent room temperature of 22°C.
- Water Efficiency – Implemented Part G compliance measures, including anti-scald devices and low-flow plumbing fixtures to limit daily water usage to 125 litres per person.
- Ventilation & Air Quality – System 3 Central Continuous Extract Ventilation for single and two-storey homes. System 4 Mechanical Ventilation with Heat Recovery (MVHR) for two-and-a-half-storey homes, optimizing energy efficiency and air quality.
- Overheating Prevention – Designed and installed cooling and ventilation strategies per Part O Overheating Risk Reports to maintain thermal comfort throughout the year.
- Plumbing & Drainage – Full domestic hot and cold water systems, above-ground drainage, and specialist fire-stopping solutions for all service penetrations.
Fire Protection & Security
- Fire Safety Compliance – Installed intumescent fire wraps and collars on all pipe and duct penetrations, achieving 60-minute fire protection in compliance with Part B Fire Regulations.
- Emergency Escape Windows – Fitted in all habitable rooms at first-floor level for safe evacuation.
- Secure by Design Standards – Installed high-security doors and windows with BS7950 certification, laminated glass, and compliant locking mechanisms, meeting Part Q building security requirements.
